Thanks for your comment Joan. Point taken on Garage Conversions however based only on my experience, I’ve yet to come across a conversion that has been hindered by a pre-existing condition. Maybe I’ve been lucky. Pretty much all the work we undertake, I’ll advise the client to get a architect involved for drawings/advice. Its saves alot of hastle later on and avoids the “but you told me…” conversations.

With regard to pre-planning, I only have personal experience with Louth and Meath Co Councils and both are VERY accommodating with pre-planning meetings and as my nother always said, believe nothing until its in writing!

Hi Barry,

I like your style and how you are trying to cut through the b*ll**it when it comes to general advice on planning, building, re-decorating etc. I am a qualified architect and member of the RIAI - my advice to you would be to be careful on the quality of your information.

Eg. you cannot convert a garage to habitable accommodation if it contravenes a pre-existing planning condition. Outline permissions are being phased out and are generally worthless. It is highly unlikely you will get a pre-planning meeting for a one-off house (you will more likely get a telephone call) and this pre-planning advice is NOT binding.
